'Eco zone' @ Technopark phase III

The third phase of Technopark, which comes under the Special Economic Zone (SEZ), is all set to prove itself to be a Special Environmental Zone with more than two acres of greenery on the first floor. The building, with an area of 10 lakh square feet, is located on the northern side of the land, which covers an area of 95 acres. The landscaped area will be above the ground floor and around the food courts on the first floor. The entire floor is meant for recreation and related activities with two large food courts and facilities, including pool tables, squash courts, table tennis courts, fitness centres and branded shops. Image removed. The landscaping consists of shrubs, ground covers, lawn, pathways and a 120-meter-long and 2.4 m-wide water body planned in such a way that they create perfect harmony. The entire landscaped podium will be visible from the 11 floors in two towers above that level. “The concept is derived from the “paddy field” and its architecture - the layout, the pathways, the interconnections, water management etc. The basic requirement came from the criteria for the Indian Green Building Council (IGBC) green rating and functionally it’s a recreational space for the people working in the building (6,000 people) day and night,” said Rahul M Nair of architects Iyer and Mahesh. The total area of the landscaped area is 1,18,360 square feet, ie, 2.7 acres. The dead load as well as live load for the whole podium - weight of filled earth, plants, water and plumbing equipment - was taken into consideration from the very start for the safest design. Cement ‘screeding’ is done over the slab with slopes considering the vertical drain points, where sleeves are provided. Over the screeding, for achieving more efficient drainage, drain cells of 20 mm thickness are provided with a geotextile membrane to avoid the wet soil penetrating into the drain cells. This is done to ensure that the landscaping won’t have any negative impact or create any damage to the building.
